The graph says it all. As Greenspan would put it, we experienced a period of irrational exuberance with respect to the real estate industry. Looking at this trend it is little wonder that the market has started to cool. You can however see the impact that speculation has had on the overall market.

Interesting chart, though utterly useless. If you lived in the Annapolis / Baltimore / Washington DC area over the past 60 years you probably did far better than that chart would lead the casual observer to believe. My properties have seen far higher appreciation, even after adjusting for inflation. The chart is useless because it fails to consider popular geographic areas. It is a true mean of the nation as a whole, which for any of us in particular is meaningless.
